A market mortgage-rate average is a useful trend signal, not a personalized offer. The rate available for a particular purchase depends on the loan scenario, borrower information, property, pricing choices, and when the quote is obtained.
Separate market averages from a quote
Freddie Mac's Primary Mortgage Market Survey tracks broad market movement for common mortgage products. It does not quote a loan for an individual borrower or property.
A useful comparison identifies the source date, loan term, rate type, points or credits, annual percentage rate when available, and the assumptions behind each option.
The lowest advertised rate may not be the lowest-cost choice
Points can reduce an interest rate by increasing upfront cost, while lender credits can reduce upfront cost in exchange for a higher rate. Compare the rate and closing-cost tradeoff over the time you reasonably expect to keep the loan.
Do not compare one lender's rate with another lender's annual percentage rate or with a different loan term. The labels and assumptions need to match.

A quote is not a rate lock
Mortgage rates can change during the day. A displayed or discussed rate is not locked unless the appropriate lender process confirms a lock and its terms.

Common follow-up questions
Is the Freddie Mac survey rate the rate I will receive?
No. It is a market survey. A borrower-specific quote depends on the complete scenario and current provider pricing.
Does checking a rate lock it?
No. A rate is locked only when the authorized lender process confirms the lock, including its duration and terms.
Should I compare only the interest rate?
No. Compare APR when available, points, lender credits, fees, term, rate type, and the same scenario assumptions.
