By accessing and using Prosperite, you agree to be bound by these Terms of Service.

2. Service Description

Prosperite is an AI-powered educational platform designed to help users understand their home-buying journey. We provide educational information and connect users with licensed professionals when appropriate.

2.5 Anonymous Preview Mode

Service Availability

You may access Prosperite's educational AI assistant without creating an account through anonymous preview mode. This allows you to explore our services before committing to registration.

Anonymous Mode Limitations

  • Your conversations are temporary and session-based
  • If you create an account from an anonymous session, the current conversation and borrower details you provided may be linked to that new account so you do not have to repeat yourself
  • Some features may be restricted (e.g., document uploads, MLO consultations)
  • Session data expires after 30 days of inactivity

Account Registration and Data Separation

  • Anonymous-to-account transfer only occurs during the registration flow you initiate
  • Sessions on shared devices should be closed if you do not want the next registration flow to continue from that session
  • Some restricted features still require a verified account

3. AI Service Capabilities & Limitations

Our AI can:

  • Collect and organize your financial information for MLO review
  • Display current market rates and rate estimates based on your inputs
  • Provide educational information about loan options
  • Calculate affordability estimates with disclaimers

Our AI cannot:

  • Make loan recommendations or advise which product to choose
  • Provide final rate determinations (only licensed MLO can)
  • Make financial decisions on your behalf
  • Guarantee loan approval or specific terms

  • Final rates determined by licensed MLO (NMLS #2579837) and lender approval

Prosperite AI mortgage brokerage services are currently available for Texas, Florida, and California properties.
