Mortgage insurance can increase upfront costs, monthly costs, or both. Whether it applies and how much it costs depends on the loan program and scenario, so it should be shown separately instead of hidden inside one payment number.
Mortgage insurance protects the lender
For many conventional loans with a smaller down payment, private mortgage insurance may be required. It protects the lender against part of the loss if the borrower defaults; it does not protect the borrower from foreclosure.
Other loan programs can use different insurance or guarantee-fee structures. Do not treat every program as conventional PMI.
Show the cost separately
A useful payment estimate separates principal and interest, property taxes, homeowners insurance, mortgage insurance, HOA dues, and other known housing costs.
The estimate should say whether mortgage insurance is monthly, upfront, financed, or otherwise structured when that information is available. Early calculations remain planning assumptions until actual loan terms exist.
Down payment is only one input
Down payment size can affect whether conventional PMI is expected, but credit, loan program, coverage requirements, and provider pricing can also affect cost.
Compare the complete payment and cash needed rather than assuming that reaching one down-payment percentage is always the best use of available funds.
Calculate the actual scenario
